A seafront car park often used by patients and visitors at St Michael’s Hospital in Dun Laoghaire, has been put up for sale.
The site was bought by developer Noel Smyth from the Sisters of Charity a number of years ago.
Smyth’s long standing plan was to develop apartments on the car park but with the announcement that the site has been put up for sale it would appear those plans have changed.
Located on Crofton Road to the rear of St Michael’s, the site currently comprises of an operating car park and a two-storey dwelling.
According to the estate agent, Knight Frank, “the site is superbly situated in a highly sought-after residential location overlooking Dun Laoghaire Harbour/Marina.
“The site also benefits from enviable public transport links with Dun Laoghaire DART Station being situated directly opposite the site.”
The property is zoned Objective MTC – Major Town Centre, meaning its permitted uses include residential, hotel, offices and retail development.
According to Knight Frank, architectural firm Reddy Architecture & Urbanism completed a “feasibility study” of the site.
Their report concluded that the site was well suited to apartment complexes ranging from 74 to 102 apartments in size – based on Build-to-Rent and Build-to-Sell models.
“The site is ideal for apartments. However, they must be suitable for families and the design of the complex must allow for these new residents to be fully integrated into the local community,” says councillor Michael Merrigan.
“The design of the apartments must allow for the development of a sustainable community and not a transient population like the modern-day boarding house design proposed for the nearby CBS site on Eblana Avenue.
“Dun Laoghaire Town needs to grow its population through the careful planning and development of sites like Crofton Road and the former council depot at George’s Place.”
